Steven Louie

Managing Partner

Steven focuses on building key strategic partnerships, including sourcing acquisitions and capital. Prior to VSV, Steven held numerous Executive-Leadership positions at Mercer and MetLife, both global Fortune 200 organizations.  As a Partner at Mercer, Steven was the Southern CA Office Leader for Mercer’s Health, Wealth, and Human Capital Consulting practices. Prior to Mercer, he led the Institutional Sales division at MetLife.

Steven graduated with a Finance degree from California State University Fullerton. He enjoys the “need for speed” as he shifts gears around the race track. Steven also enjoys vacationing with his wife, Rebecca, and two daughters.

Kiyoshi Simon CPA, MST

Managing Partner

Kiyoshi is responsible for directing and overseeing the financials and economic position of Vertical Street Ventures. In addition to being one of the partners, Kiyoshi is the founder of the CPA branch – Vertical Street Ventures CPA, LLP. As a CPA and real estate investor, Kiyoshi brings over a decade of tax planning expertise in working specifically with high net-worth individuals and real estate investors, professionals, and investment firms. 

Kiyoshi began his career working for a private real estate investment firm during college, where he focused on finance and accounting measures and strategy for multifamily investments in the Los Angeles area.  Kiyoshi went on to develop his tax and accounting expertise at a boutique real estate tax firm in Irvine while pursuing his Masters in Taxation degree.  Prior to joining Vertical Street Ventures, Kiyoshi was a Real Estate Tax Manager of a Top 20 International CPA firm. With his rich experience in real estate investment and public accounting, Kiyoshi understands the benefit of strategic tax planning as both an investor and advisor. 

Kiyoshi received his Bachelor of Arts degree from UCLA and a Masters in Taxation degree from California State University, Fullerton.  In his spare time, Kiyoshi enjoys trying new restaurants, competing in athletic events, and struggling at golf.  He is married to his college sweetheart Tiffany and resides in Huntington Beach, CA.  

Jenny Gou

Managing Partner

Jenny focuses on company operations and leads the VSV Multifamily Academy. Prior to VSV, she was a Sales Director at Procter & Gamble setting national sales strategies for several billion-dollar brands and launching key initiatives across top retailers in the U.S. Her overall experience in leading teams, strategy, and project management gives her a unique ability at VSV and helping others achieve success through the VSV Academy.

Jenny received a Bachelor’s in Business Management at the University of Arizona and her MBA at the University of Minnesota. She currently lives in Southern California with her husband and kids.

Kyle Mitchell

Managing Partner

Kyle focuses on acquisitions, dispositions, underwriting, asset management, construction and operations. He builds strong local market relationships in the Arizona markets. He is also the author of the best-selling book, Best In Class, which teaches investors how to manage their multifamily assets, avoid mistakes, and build wealth through real estate. Kyle was previously a Regional Manager for a golf management company where he oversaw 250+ employees and $20MM+ in revenue daily. His overall experience in management, operations and real estate helps position Vertical Street Ventures as an industry leader in multifamily operations and acquisitions.

Kyle played golf professionally and outside of golf, he enjoys traveling and trying new foods. He lives in Scottsdale, Arizona with his wife, Lalita, and two dogs.

Charlie Armendarez

Chief Investment Officer

Charlie is responsible for Investment Management which includes the oversight of our Funds and Investor Relations. He has 29 years of institutional and retail investment management experience and prior to VSV, was at Ascendant Capital Management, a Southern California based Investment advisory firm.  Previously, Charlie was a Managing Director, Partner and Chief Investment Officer at Pacific Alternative Asset Management, a ($12.5B AUM) fund of hedge funds, serving corporate and public pension funds, foundations and endowments.  

Charlie holds a B.A. in Economics from the University of Southern California and an M.B.A from the Amos Tuck School of Business Administration, Dartmouth College.  Charlie and his wife Mary live in Capistrano Beach with their dogs John, Fred and Annabelle and have 2 daughters and 2 granddaughters.  In his spare time, Charlie enjoys backpacking, reading and spending time with family and friends.

Kathy Jang

Head of Strategy & Business Development

Kathy leads strategy and business development, which entails identifying, nurturing, and acquiring new investors and business opportunities to drive VSV growth and profitability. Kathy holds an MBA from Northwestern University’s Kellogg School of Management and a bachelor’s degree from UC Berkeley’s Haas School of Business. Prior to VSV, she was a Big 4 consultant at Deloitte and KPMG, and also led global launches for Invisalign® Clear Aligners.

Ivana Wong

Investor Relations Associate

Ivana maintains and builds relationships with existing and prospective investors to ensure an excellent experience during all phases of the investment cycle.

Prior to joining VSV, Ivana worked to develop and deliver employee benefit solutions to employer groups – providing strategy, financial analysis, program design and execution, and business placement services. In addition to honing her organizational and analytical abilities, her prior experience instilled in her the importance of relationships, teamwork, culture, communication, and accountability – all values that serve her well in her role in Investor Relations.

Ivana enjoys connecting with people (a bonus if over food), being outdoors, staying active, reading, and the occasional movie or musical. She is always up for exploring new places and learning about cultures, cuisine, and history.

Rebecca Louie

Philanthropy and Investor Support

Rebecca is responsible for philanthropic projects as well as outreach with investor relations. She directs logistics for VSV events and will always welcome you with a happy smile.

Rebecca was a high school science teacher. She earned her Bachelor’s degree in Biological Sciences at University of California, Irvine and her teaching credential at California State University, Fullerton. After the birth of her first daughter, Rebecca became a stay-at-home mom. She could be seen volunteering in the classroom, on the PTSA board, at school site council meetings, and participating with Booster Club. Rebecca has been actively involved with National Charity League as well as being a dance mom at both the dance studio and the high school dance team.

Rebecca, alongside her husband Steven, has grown their Multifamily portfolio over the years. Rebecca brings her organizational and leadership skills along with her philanthropic experiences to VSV. In her free time, she enjoys crafting and volunteering at Meals On Wheels.

Nadine Rueda

Director of Operations

Nadine is responsible for overseeing and guiding performance of all Multifamily Assets and Asset Managers. Prior to joining the VSV family, Nadine was a VP Executive who oversaw a portfolio of 30k + Class B and C Value-Add properties in 3 different markets. Having had experience in both operations and asset management, she really helps set the standard for bridging the gap. Nadine enjoys spending her free time anywhere surrounded by water, whether that’s pools, lakes or the ocean with her husband, 2 kids and dogs.

Edgar Gonzalez

Construction Manager

Edgar manages construction sites, leads on-site staff and contractor/vendor to deliver high-quality work on time, and leverages his experience to develop effective strategies for managing processes, quality, time, and budget on VSV projects. Edgar enjoys spending his free time going to the gym and hikes and also traveling with family and friends. Also loves food and likes to try new things when it comes to food.

Cierra Dootson

Chief Community Relations Manager

Cierra’s priorities focus entirely on the resident experience. Her duties include developing a robust offering for future, current, and past residents. Prior to VSV Cierra worked in mortgage lending as a Digital Brand Director where she played a key role in brand reputation, communications, and philanthropic initiatives. Paired with experience in multifamily housing, Cierra recognizes the importance of putting the residents first. She attended the University of Arizona where she received her BA in Communications and minor in Business Media Technology. Cierra enjoys working out, attending concerts, and traveling with her fiancé, Santiago.

Sondra Crews CPA, MST

Tax Manager

Sondra is responsible for the tax operations of the CPA branch as well as developing its systems and processes. She has 15+ years of experience focusing on the taxation of various real estate entities and high net worth individuals gained while working in public accounting, consulting, commercial real estate, and Family Office. She received a BA in Economics from UCLA and a Master of Taxation from Cal State Fullerton. On the weekends Sondra is usually found at Disneyland with her husband and their two children.

Kelly Haskell, CPA

Kelly is responsible for overseeing the accounting and financial operations for all management and property entities. Prior to joining VSV, Kelly was the Controller for the real estate division of Boeing and was a Division Controller for Lennar Multifamily Communities where she was involved in the development, construction and operations of several Class A apartments in Arizona, Colorado and Washington. Kelly enjoys spending her free time spending time with her family, visiting Disneyland and baking. She lives in Orange County, CA with her husband, 2 kids and 2 cats.

Gabby Henley

Executive Assistant

Gabby brings her interpersonal and organizational skills to VSV as an Executive Assistant. With multiple years of experience as an Executive Assistant in the accounting field, she is passionate about managing a smooth and efficient workplace.

 Gabby is a candidate for her Associates Degree at Cerritos College for Business Administration and plans to continue her education and obtain her Bachelor’s Degree. When the weather permits, she can be found on the mountain top, wiping out on her snowboard with friends, binging Netflix, or roaming the dog beach with her fluffy dachshund, Piper.
